Overview
City Point is a mixed-use development in downtown Brooklyn off Fulton Street, the borough’s main retail corridor. LiRo-Hill was brought in to generate an information model from the 2-D CAD design documents and to help manage the complexity of the project.
About the Project
City Point is 1.9 million sf, including local and national retail, affordable and market rate housing, as well as a new park. It is a catalyst in revitalizing the surrounding community. The project is a composite of three projects: a five-story retail podium with two separate residential towers above it. Tower one is 35 floors of affordable housing, and tower two is a 45-floor market-rate residential rental tower.
LiRo-Hill VDCO also produced complete virtual walk-through animations to visualize the finished project including materials, signage, store interiors, planting, cars, and people. The VDCO involvement ran from 2013-2021.
Project Challenges & Solutions
The two tower buildings were designed and built at the same time by different developers, designers, and construction teams. During the pre-construction phase, LiRo-Hill’s primary focus was on connecting the towers to the Podium, which involved managing a complex system of intersecting ducts, pipes, and conduits. LiRo-Hill also played a key role in training sub-contractors on BIM delivery and coordinating their models before construction began.
To streamline the process, LiRo-Hill developed an advanced clash detection system to identify and track any conflicts between building trades. Coordination sets were then created to align with the contractual 2D design documents. Thanks to this detailed coordination, LiRo-Hill was able to pinpoint all necessary beam penetrations, significantly reducing costs for the client.
Outcome
City Point has become a popular destination for food, shopping, and entertainment in Downtown Brooklyn. It features attractions like Alamo Drafthouse, McNally Jackson Bookstore, lululemon, Target, and a variety of food vendors in the DeKalb Market Hall downstairs.
