LiRo provided all survey services for The Engel Burman Group at the new 280-unit assisted living project called The Bristal and The Bristal Grand at Jericho.

About the Project

The property is located in the Nassau County Hamlet of Jericho, New York. The project was built on 9.7-acres adjoining 50-acres of preserved land formerly known as the Underhill property in Jericho. The Bristal and The Bristal Grand is a three-story, 360,000 sf facility designed for 144 assisted-living units and senior living luxury apartments with 36 units set aside for dementia patients.

Project Challenges & Solutions

Preconstruction services included boundary survey, acquisition mapping, easements, topographic mapping, and subdivision platting for regulatory agency approvals. Construction survey services included planning and coordinating all tasks with the owner and various contractors on site. LiRo set out a primary horizontal and vertical network to be used to govern all layout work. Building layout items included foundation walls, column lines, embedment plates, and pins set in wall footings. Site infrastructure items included sanitary sewer, storm water drainage, utilities, curbs, and recreational facilities. A major challenge was planning and coordinating survey work with the multiple trades working onsite. LiRo’s project manager communicated daily with the owner’s site superintendent to maximize productivity.

Outcome

Surveys were provided during the life of the project to ensure construction work was in accordance with approved site plans and specifications. At the conclusion of all construction, a final certified survey was provided to the Town of Oyster Bay for certificate of occupancy purposes.
